HVAC Duct Cleaning in Houston, TX

Houston duct problems that don't show up elsewhere

Under-slab duct is the local one. Bungalow and ranch tracts near Garden Oaks and Spring Branch used it. Gumbo clay swells and cracks the tile. Groundwater gets in. Lift a floor register and smell wet earth. A camera confirms it in minutes. Abandon and go overhead. Brushing a flooded duct does nothing.

Second is the framed return platform under the air handler. Carpenters built the box, foil board lined it. Joints opened with age. The attic now feeds your return. The gray fuzz on the blower wheel is blown-in cellulose. Cleaning without sealing that box is wasted motion.

Third is flex run on a bare attic deck. Installers laid it flat across joists in unconditioned space. The jacket tears on nailheads. Insulation sags, inner liner kinks. Airflow dies at the far bedroom. Plenty of calls blamed on dirty ducts are crushed flex instead.

Check it yourself before calling anyone. Pull one supply register with a screwdriver. Feel inside the boot. Gritty tan powder is construction and slab dust. Black speckling only at the diffuser edge is condensation on cold metal, not growth in the duct. That needs a humidity and insulation fix. Cleaning will not touch it, and we say so.
