Air Duct Cleaning FAQ — Houston, TX
Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do Houston ducts actually need cleaning?
Most houses here land somewhere in the three to five year range, and the reason is runtime. Cooling season runs March through October, so an AC in Houston moves air seven to nine months a year while summer dewpoints sit in the 70s. That volume of humid air pulls dust, pollen from the pine and oak canopy, and attic fiberglass into the system faster than it would in a dry climate. If you have dogs, recent remodeling work, or a system that was underwater during a flood event, the clock moves up.

Walk me through what you actually do when you show up.
We start at the equipment, not the vents. A tech opens the air handler, checks the blower and coil, and looks at where the trunk leaves the plenum so we know what we're dealing with before anything gets hooked up. Then we connect a negative air machine to the main trunk, seal off the registers, and work room by room with rotating brushes and compressed-air whips pushing debris back toward the vacuum. Returns get the same treatment, the blower compartment gets wiped down, and we put the registers back where they came from.

How much of my day does this take?
Figure three to five hours for a typical single-system Houston house. Two systems, or a long ranch layout from the 1950s-70s expansion with runs stretched across the attic, push it toward a full day. Attic access is the biggest variable, since slab-on-grade means your supply trunks and branch runs sit up above the insulation and the tech has to get to them. We give you a realistic window when we see the house, not a guess over the phone.

Why would two houses on the same street get different numbers?
Vent count and system count drive it first. A prewar bungalow inside the Loop with one small system and eight registers is a different job than a 1990s house outside Beltway 8 with two systems and thirty. After that it's condition and access. Flex duct that's been sitting in a vented attic since the 80s takes longer than tight newer runs, a low-clearance attic slows a tech down, and heavy coil fouling or post-flood debris adds work. The estimate is free and we walk the house before quoting so nothing shifts midway.

Do you move my furniture around, and how messy does it get?
We slide a chair or move a light piece if a register is blocked. Anything heavy, we ask first and you decide. Drop cloths go under every vent we open, and the vacuum stays under negative pressure the whole time so the debris travels into the machine instead of into your living room. Techs wear shoe covers and we take the equipment back out the way it came in.

How do I know whether my problem is the dryer vent or the HVAC?
Look at where the symptom shows up. Clothes needing two cycles, a hot laundry room, or lint around the dryer door points to the dryer vent, which runs on its own path and has nothing to do with your AC. Weak airflow at the registers, dust settling right after you clean, or uneven room temperatures point to the HVAC side. Both are worth checking in Houston, because long attic dryer runs in slab-on-grade houses clog quietly and the humidity keeps the lint packed in.

Say you open the system and there's mold growing in there. Then what?
We stop and show you. You get photos of the exact spot, whether it's the evaporator coil, the drain pan, the insulation lining, or the duct interior. Gulf moisture and a cold coil running most of the year make this common here, especially in systems that took on water during Allison, Ike, or Harvey. Light surface growth we can treat with an antimicrobial after cleaning. Heavy contamination or saturated flex usually means replacing that section, and if it's beyond what a duct cleaning addresses we tell you that instead of selling you a service that won't fix it.

Does a fresh filter go in before you leave?
Yes, if we have your size on the truck, and we usually do for standard sizes on Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment. Putting a dirty filter back into a system we just cleaned makes no sense. Oversized media cabinets and some odd rack sizes we can't always stock, so in that case the tech tells you the exact size and thickness to pick up. We'll also point out if your filter is too restrictive for the blower, which is a common reason for weak airflow.

Any way to get a tech out before the end of the day?
Often, yes. We hold open slots for same-day work and early calls have the best odds. July and August fill up fastest because that's when people notice airflow problems. Tell us your cross streets when you call and we'll say honestly whether today works or whether tomorrow morning is the real answer.

Where in the Houston area do you work?
Houston proper and the surrounding upper Gulf Coast plain, inside the Loop and out past Beltway 8. That covers the 1920s-40s cottages in the older neighborhoods, the ranch housing from the 1950s-70s, the suburban sprawl built from the 1980s on, and new construction. The ground here is flat and low, the Gulf of Mexico sits roughly 50 miles southeast, and around 50 inches of rain a year means every one of those houses deals with the same moisture load. If you're not sure you're in range, give us your ZIP and we'll tell you straight.
